Stay NJ – Property Tax Relief for Senior Citizens

The Stay NJ program offers property tax benefits to eligible homeowners aged 65 and older. It reimburses applicants for 50% of their property tax bills, up to a maximum of $13,000, with a 2025 benefit cap of $6,500. To qualify, you must have owned and lived in a home for the full 12 months of 2025 and have an income below $500,000. You must be 65 or older in the application year (Social Security disability does not qualify you for this program). If you made P.I.L.O.T. (Payments-in-Lieu-of-Tax) payments to your municipality, you are eligible for the Stay NJ benefit. Mobile homeowners are not eligible.

Benefit Payment

Stay NJ benefits are calculated after ANCHOR and Senior Freeze benefits are determined. Checks are issued separately in equal quarterly installments.

We expect to send the second installment of the 2024 Stay NJ benefit on May 15, 2026. Eligible recipients will receive paper checks in the mail. The third installment is expected to be sent in August 2026, subject to appropriation in the Fiscal Year 2027 Appropriations Act.

Applications

Applicants will submit a single application to claim benefits from Senior Freeze, ANCHOR, and the new Stay NJ program. Eligibility for this benefit is based on residency, income, and age as of 2025.

Filing Deadline

The deadline to apply for the 2025 application is November 2, 2026.

Homeowners and renters under 65 and not collecting Social Security disability benefits are eligible for only ANCHOR benefits. You will receive letters confirming your Auto-File this summer. If you do not receive an Auto-File Confirmation Letter, you will have the opportunity to file an Application for Property Tax Relief on your own. NJ Division of Taxation - ANCHOR Program
